If you are listing a property in our community, please be aware that only two (2) signs may be put on the lot, the realtor, and the builder who has the home listed. No other vendor signs are allowed in the community, and no realtor or open house sign is permitted at the community entrance.
When the prospective homeowner is ready to close on a home in Broadmoor West, the homeowner must sign our Broadmoor West Welcoming Letter. The letter is a summary of the requirements of our HOA community. After receiving this letter, we can release the 'Request for Homeowner Dues' form to assist in your closing.

Why we feel it is important that HOA documents need to be disclosed to a prospective homeowner:
- To understand our HOA’s Covenants, Conditions, Restrictions & Rules so they can abide by them
- To be aware when, where, and how much they need to pay per month in HOA fees
Helping your home buyer with improvements to their prospective property
If the prospective home buyer is purchasing a home and wishes to submit a request Architectural Review Request, please have them coordinate with the seller. The legal owner of the property must sign all Architectural Review Request applications at the time of the submission.

The homeowner's responsibility is to check for easements, setback restrictions, buffers, impervious surface requirements, or regulations that may affect the project. Any permits or inspections that Johnston County or the State of NC requires are also the homeowner's responsibility. When planning any of the projects listed above, be sure to include as much information on the Architectural Review Form as possible, including the material specifications and the intended location on their plot plan. Plot plans should also show impervious surface area.
