Architectural Review Committee
The purpose of architectural review committee is to administer the community's guidelines by overseeing changes and modifications to a property through an application and appeal process. The established processes are designed to balance the interests of individual homeowners and the community as a whole, ensuring that architectural guidelines are met, and property values are protected. Ultimately, the architectural review committee must put the interests of the community as a whole above the interests of individual homeowner members.
An architectural review committee is responsible for:
Managing the application and approval process;
Monitoring the community for violations of standards;
Fairly enforcing standards outlined in the governing documents;
Making subjective and objective decisions about guideline compliance;
Making recommendations to the board of directors and HOA officers;
Reviewing guidelines for adequacy; and
Educating the community about set guidelines.
Process After Application Has Been Received
1. Committee Review - The review committee generally regularly reviews applications for approval. Under its operational rules and fiduciary duties to the association, the review committee reviews the application for compliance with set guidelines. If the governing documents permit variations in certain circumstances, the architectural review committee will review the plans to determine whether the proposed changes meet the required standard.
2. Decision - If the committee approves the request, then the homeowner will be contacted via email to receive an official approval. If the committee rejects the request, then they will forward the application to the board of directors if no resolutions could be found with the homeowner. At this time, the homeowner may request a board hearing to make their case why the request should be approved. The board of directors and HOA officers will listen and accept any additional documentation for consideration. The board will convene thereafter to deliberate whether to approve or deny the request.
Social & Welcoming Committee
Ever been to one of our awesome community events? The social committee is responsible for organizing and planning our monthly recurring events as well as our larger holiday events. Events cannot happen without our sponsors and volunteers, please consider volunteering for at least 1 event per year! Last, but not least, our welcoming committee is one of the main important committee since they initiate and organize welcome packets for the new homeowners in the community. These two committees help keep a close-knit community at Broadmoor West.
Grounds Committee
The grounds committee is responsible in helping the Broadmoor West HOA Board in managing the neighborhood common areas and determine where landscaping can be improved to enhance cost savings.
Budget & Finance Committee
The Budget and Finance committee will work monthly to make sure our expenditures are in line with the projected budget for the year. During “budgeting season” in October they are an invaluable resource to the Broadmoor West HOA Board in assisting with obtaining bids and reviewing and negotiating contracts.
Website Committee
The committee oversees the improvement and maintenance of the Broadmoor West HOA website.
Compliant Committee
This committee is responsible for the following
Responsibility covers those rules and regulations affecting actions by persons in the community
Find and enforce resolutions on complaints submitted by homeowners.
The rules and regulations adopted by the 'Board shall be promulgated to all Homeowners and enforced by this committee.
This committee shall also see that Homeowners inform their tenants of these rules and regulations.
The committee shall recommend new rules and regulations from time to time as conditions may warrant or modifications of existing rules and regulations to the Board.
Flag Committee
The committee works to maintain the flags at the front entrance to our community. Any repairs to the flags are handled by this committee, as is the raising and lowering of the flags as appropriate.
